Geo Vision Surveying Inc serves homeowners, designers, builders and contractors in Hamilton with topographic surveys, construction layout, grading measurements and as-built surveys. Many Hamilton projects are on established streets: rear and second-storey additions, infill homes on older lots, garages and additional dwelling units. When surveying Hamilton sites like these, close to neighbours, existing structures and mature trees, accurate field information early in design and careful layout during construction matter a lot.

Surveying Hamilton projects: the surveys we provide

Topographic and existing-conditions surveys for design

Before an addition or infill home is designed, the designer needs existing grades, the house and neighbouring structures, driveways, trees and visible services. On a developed lot, that takes careful instrument placement around fences, buildings and landscaping. → Topographical surveying

Construction layout for additions and infill

We set out the approved design on site, including building corners, offsets from the existing house, footing lines and elevation references, so the new work relates correctly to what’s already there. → Construction surveying

Grading measurements

For infill and additions, grades near the house and property lines matter. We measure existing and as-constructed elevations for the people preparing and checking the grading plan. We provide the measurements and survey data. Grading and drainage design by an engineer or designer isn’t included in our surveying service. → Grading surveying

As-built surveys

We record completed foundations, structures and services, comparing them with the design before the next stage or before features are covered. → As-built surveying

SLAM LiDAR, monitoring and drone

SLAM LiDAR scanning can capture a detailed 3D record of an existing building before renovation or an addition. Monitoring surveys measure movement of neighbouring structures or excavations for the project engineer. Drone surveying suits larger open sites where airspace rules allow. → LiDAR surveying · Monitoring surveying · Drone surveying

How we approach Hamilton projects

Surveying Hamilton additions and infill builds usually follows a simple sequence: a topographic survey before design, layout once the drawings are approved, grade checks during construction, and an as-built survey once features are in place. Ask us about recent work similar to yours when you request a quote.

City of Hamilton grading plan requirements

The City of Hamilton says a grading plan is generally required with building permit applications for residential infill, additions, accessory buildings and secondary dwelling units, with some exceptions such as properties covered by an approved site plan or agreement. The City’s guideline says grading plans are sealed by a licensed Professional Engineer. Before surveying Hamilton properties for a permit, confirm the current requirements with the City. We provide the existing and as-constructed elevations your engineer or surveyor uses. We don’t design grading or drainage, and a survey doesn’t guarantee permit approval.

Hamilton surveying FAQs

I’m planning an addition. What survey comes first?

Usually a topographic survey, so your designer can draw the addition from real grades and the existing house. Layout follows once the drawings are approved.

Can you work on tight infill lots?

Yes. Infill lots with neighbouring buildings, fences and trees are common, and we plan instrument setups around them.

Do you prepare the grading plan for my permit?

No. We provide the measurements and survey data. The grading plan is prepared by an engineer or other qualified person.

Can you scan the existing house before a renovation?

Yes. SLAM LiDAR scanning can capture a 3D point cloud of existing conditions for your designer.
