Surveying Simcoe properties for design, construction and as-builts
Existing-conditions and topographic surveys
Surveying Simcoe projects often starts with an accurate picture of the lot as it is today, before anyone draws the new house, addition or driveway. That means existing ground elevations, buildings, hard surfaces, trees, ditches and visible services. Designers use this information to plan the work and show how water will move across the site. → Topographical surveying
Construction and building layout
When your drawings are approved, we place the design on the ground: building corners, footing lines, offsets and elevation references that excavation and forming crews build from. Checking layout before concrete is placed is far simpler than fixing a footing afterwards. → Construction surveying
Grading measurements
We measure existing and finished grades and elevations, and can check them against the grading plan your designer has prepared. We provide the measurements and survey data. Grading and drainage design by an engineer or designer isn’t included in our surveying service. → Grading surveying
As-built surveys
After footings, foundations, services or site features are built, an as-built survey records where they actually ended up and at what elevation. Measure underground features before they are backfilled. → As-built surveying
Drone, SLAM LiDAR and monitoring
For larger open properties, drone surveying can map the site from above where conditions and airspace allow. SLAM LiDAR scanning can capture detailed 3D existing conditions of buildings and complex areas. Monitoring surveys track movement of structures or excavations over time for the project engineer. → Drone surveying · LiDAR surveying · Monitoring surveying
Recent work in Norfolk County
On a construction site in Port Dover, also in Norfolk County, Geo Vision Surveying Inc set up a robotic total station and GNSS receiver beside the sidewalk so layout positions could be marked in the field before excavation moved on. Each mark came from measured positions tied to the approved, client-provided plans.
In April 2024, Geo Vision Surveying Inc completed topographic survey fieldwork in Simcoe, on paved lots and a parking area between brick buildings. A robotic total station was set up on the pavement to record existing grades and site features, including building edges, curbs and landscaped beds. Surveys like this give designers a measured record of the site as it is.

Norfolk County grading and permit requirements
Norfolk County’s Grading and Drainage By-law applies to properties in the County when an owner applies for a building permit. Under that by-law, a proposed grading plan and the County’s lot grading form are submitted with building permit applications, and the plan must be prepared and sealed by a Qualified Person. Final grading plans showing as-constructed conditions are submitted later. The County says an exemption may be considered for some rural lots. Before surveying Simcoe lots for a permit, confirm the current requirements with Norfolk County. Our role is to provide accurate existing and as-constructed elevations to the person preparing your plan. We don’t prepare or seal grading plans, and survey data doesn’t guarantee any permit or approval.
