What was needed

The owner needed the proposed building foundation set out on the ground: offset stakes so the excavation could be dug in the right place, then pins at the foundation corners. The layout had to follow the CAD files and plans supplied for the project.

The surveying work we carried out

  • Site reconnaissance and setting survey control
  • Staking offsets for the foundation excavation
  • Pinning the foundation corners
  • Resetting the control and preparing calculations for the remaining layout

No survey control was supplied for this site. The ties shown on the site plan could not be verified, so the layout was referenced to the existing building and checked against the CAD files, as agreed in our quote.

Site conditions

Our site photos show an open rural lot with lawn, a long gravel driveway, an existing outbuilding and a concrete pad. The first visits were in the evening and at midday in late April, with orange offset stakes set in the grass.

Methods and equipment

The work was carried out with a Spectra Focus robotic total station on a tripod and a prism pole, set up over the control on site. Layout positions were calculated from the CAD files and set out as offset stakes, and later as corner pins.

Deliverables

  • Survey control on site
  • Offset stakes for the foundation excavation
  • Pins at the foundation corners
  • Layout calculations

How the survey supported the next stage

Offset stakes sit outside the area to be dug, so the excavator can work without losing the reference marks. Once the excavation is ready, the foundation corners are pinned so the footings and walls can be formed in the right place.
